Review Tract Map providing title related advice to engineer and homebuilder
Attend and participate in "start-up meetings " with builder, attorney, engineer, HOA management company. Audit tract map(s) for consistency with condition of title; accurately account for correct ownership/lender interests signing map, second easements

Acts as clearing house for builders obtaining names and mailing addresses of owners within 300'; or 500' or 1000' feet of tract - for rezoning notifications and tentative map hearings. Identify ownerships and provide mailing labels. Track tract map through final approval process to recorder's office. Record map. Copy original map and distribute to builder, engineer, and municipality. Issue our Subdivision Guarantee to municipalities and county preparatory to recording tract map. Initiate ownership searches or full title searches of properties adjoining tract, over which easements are to be acquired

Research ownerships and prepare deeds to effect abandonment or divesture of easement rights burdening tract Coordinate payment of both tax installments and obtain next year's tax estimate needed for tax bond Review/prepare corrective deeds as needed Review corrective (amended) maps for consistency with title and record same Complete lot line adjustments - involving review and preparation of related documents Funnel point of questions and miscellaneous service requests from builder's own forward planning staff, outside engineers, outside attorneys - relevant to the development of a housing site.
