Job description
As a Director of Pre-Construction, you handle the day-to-day on specific projects related to new and commercial construction and act as a key leader in the entire work acquisition process – including management, coordination, and delivery of the pre-construction phases of the project and extensive client contact.

Roles You'll Play The Moneybags · Lead internal estimate review and bid process · Oversee the establishment and maintenance of budget control during the pre-construction phase of the project · Assure that the estimates, including general conditions, are accurate, complete, and reflective of the actual requirements of the project · Create variance reports that allow for clearly identifying of changes made to the estimate · Provide monthly cost analysis for all active pre-construction assignments and manage the pre-construction department budgets

The Liaison · Participate in interviews and interview preparation with Owners · Work with the VP of Pre-Construction to develop the division strategy, vision, and business plan · Assist project team in design decisions and solution development · Assure that potential risk factors have been evaluated and reviewed with senior management The Scheduler · Organize and lead the transition meeting between the project operations team and the pre-construction team; coordinate the follow-up meetings · Prepare or oversee preparation of pre-construction schedule with buy-in from relevant internal departments; interface with the owners and designers to maintain schedule · Plan and lead the pre-construction strategy meeting to discuss topics such as the approach to a project or an estimate · Create realistic and detailed schedules for all design, approval, estimating, and purchasing activities

Your Building Blocks of Success · Stellar 7+ years of experience in pre-construction and new construction, preferably in the multifamily or hotel sector, with field, supervisory, and ground-up construction experience · Bachelor's degree in construction management, construction/building science, engineering, business management, or architecture and design · Fundamental knowledge of contract law and project accounting · Thorough working knowledge and understanding of all project management control systems (scheduling, estimating, cost control, procurement and business development) · Effective leadership, interpersonal, and problem-solving skills · Familiarity with current estimating software, i.e. Timberline Estimating, Word, Excel, Project, Adobe Acrobat Professional, Bluebeam, OnScreen Takeoff; working knowledge of applications and benefits of BIM and VD&C
