I. Position Purpose/Scope: What are key objectives of the position
The CRM will have operational responsibility for hard services and soft services (landscaping, janitorial, snow removal, etc.) for the Eastern Region locations.

The CRM will monitor and support Integrated Facilities Management Provider's performance of the Services and associated service categories, utilizing agreed to KPI's, SLA's, and the Master Services Agreement (MSA). The CRM will plan and coordinate various maintenance projects including RFP/RFQ, vendor selection, budget/investment planning, and scheduling.

Eastern Region includes sites in, but is not limited to; Woodcliff Lake, New Jersey; Jersey City, New Jersey; Manhattan, New York; Nazareth, Pennsylvania; Atlanta, Georgia; New Brunswick, Georgia; and Jacksonville, Florida.

II. Position Responsibilities/Accountabilities: List the major duties/accountabilities to achieve the positions key objectives
a. Act as the primary interface between IFM's organization and theclient sites.
b. Provide support to client sites in regard to questions and issues arising from the delivery of the Services.
c. Review all Service Levels and Contractual Commitments for the respective Service.
d. Address Service delivery issues and operational coordination.
e. Provide advice and counsel to client sites regarding the terms and conditions of the MSA.
f. Resolve escalated issues according to the governance escalation procedures.
g. Approve change requests and project / initiative authorization.
h. Assist both client and IFM with forecasting resource requirements.
i. Provide operational and strategic opportunities for improvement.
j. Manage facility related maintenance projects
k. Review and administer the KPI performance management process.
l. Act as the primary point of contact for New Service establishment for the client
m. Operational oversight of Service delivery and Deliverables.
n. Act as representatives on specified governance teams.
o. Responsible for project management of specific facility related projects.
p. Support in the planning and prioritization of capital projects.
q. Support both Security and Building projects, as needed.

III. Position Competencies
A. Education: recommended B.S. in a Technical Field of study or equivalent experience
B. Experience: 10 years of experience in Facility Management or a related field, 5+ years of supervisory experience in a technical management position
C. Project Management: 3 years of experience in managing projects $50K-$250K in value.
D. Training: Continued education in Professional and Management classes as required and approved by manager
