Project Description:
Under general supervision, performs preventative maintenance duties and repairs of facilities, equipment and/or systems as assigned. This position supports the facilities manager by performing technical maintenance duties and participating in the maintenance work order and preventive maintenance programs.
  • Performs preventative maintenance on all minor and major pieces of equipment related to facilities and production equipment.
  • Performs daily testing of boiler water and soft water systems; and troubleshoots and repairs steam and hot water equipment.
  • Troubleshoots and repairs facilities, equipment and/or systems including mechanical, electrical, pneumatic or hydraulic circuits. (Motors, pumps, compressors, boilers, chillers and water system).
  • Performs building (plumbing and carpentry) and equipment repairs using hand tools, power tools and electric multi-meter skills.
  • Assembles components from supplied instructions or drawings and designs or fabricates simple components, assemblies or machine modifications.
  • Performs basic maintenance of equipment including basic lubrication utilizing oil or grease pumps/guns, replacing and adjusting drive belts, replacing filters, replacing lights, light plumbing and replacing mechanical parts with supplied original manufacturer parts.
  • Performs repairs of a mechanical or electrical nature with manufacturer or other supplied parts.
Knowledge of:
  • Current Good Manufacturing Practices (cGMP).
  • Knowledge and experience with equipment preventative maintenance programs, facility and equipment operations and other maintenance practices.
  • SOP for equipment operations, including safety rules and regulations.
  • Knowledge and experience in the installation, maintenance and repair of commercial H.V.A.C./ refrigeration, air conditioning, electrical and pneumatic control systems, chillers and cooling towers, heating pumps, steam boilers, air compressors, and D.I./RO water systems, hydraulic equipment, pipe fitting, welding and light construction.
  • Building trades including electrical, plumbing, HVAC, lighting, carpentry and painting.
  • Troubleshooting problems with facilities and equipment.
  • Mechanical and electrical principles and applications.
  • Basic mathematical computations and applications.

Skills in:
  • Complying with all Company policies and procedures, safety rules and regulations.
  • Analyzing and troubleshooting minor problems with equipment, identifying solutions, recommending and implementing methods, procedures, and/or techniques for resolution.
  • Performing preventative maintenance on all assigned equipment and operating systems.
  • Performing repair techniques including cutting, drilling, gluing, caulking, fastening of plastic, wood and milled steel.
  • Must be able to work independently without direct supervision and can direct others in assigned duties.
  • Ability and willingness to work in confined spaces, at heights, outdoors and to lift objects up to 75 lbs. in weight.
  • Ability to work during non-standard hours and overnight on-call duty. Must be able to work occasional nights, weekends or holidays when required.
  • Must be able to read and understand at the appropriate level technical manuals, schematics, blueprints and technical trade code books pertaining to facilities and equipment serviced.
  • Reading, writing and speaking English, and communicating clearly and concisely.

Physical Requirements and Working Conditions:
  • Incumbents in this class are subject to extended periods of sitting, standing, walking, pushing and pulling, stooping and crouching climbing and walking, vision to monitor, occasional lifting of equipment or materials weighing up to 75 pounds.

Minimum Qualifications:
  • Certificate in trade school AND five years in a relevant position related to vendor management, facilities and equipment maintenance.
  • High School diploma or equivalent.
  • Three years of experience as a general maintenance mechanic in a manufacturing environment.
  • Two years' experience in one or more crafts (i.e. - plumbing, electrical, carpentry, painting, HVAC, instrumentation).
  • Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair; making notes and recommendations.
  • Performs minor electrical maintenance to include: replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.).
  • Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and machines or similar devices, etc.).
  • Performs minor painting, carpentry, and masonry work.
  • Re-configures, installs, positions, and remounts modular offices and space to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and hand trucks.
  • Prepares the surfaces and paints various structures and equipment and related tools.
  • Cleans rooms, hallways, lobbies, lounges, rest rooms, corridors, manufacturing floor, parking lots and other work areas.
  • Order parts and maintains required documents.
